Our panelists will share real-world experiences, lessons learned, and practical strategies from projects they’ve successfully completed, including:
✅ How rehab strategies differ for rentals vs. flips
✅ Budgeting renovations based on your exit strategy
✅ Which improvements actually increase value and ROI
✅ Managing contractors, timelines, and unexpected issues

✅ Common mistakes investors make when rehabbing properties
✅ How market conditions impact your rehab decisions
Whether your goal is building long-term wealth through rental properties or generating income through flips, this conversation will give you valuable insight from investors actively doing deals right now.

Park Place Management
I've been involved in real estate throughout my life. My Grandpa was “house hacking” back in the 1950s long before it became popular. Both sets of my grandparents owned a few rental properties, and so did my parents over the years. My dad was particularly active in real estate, construction, property management, and finance. Growing up, meeting tenants, tearing down walls, or fixing something late at night or on weekends was just part of daily life for me—it feels like real estate is in my blood. Now, I've brought my wife along on this exciting real estate journey. Together, we currently own and manage about 40 units, including single-family homes, duplexes, multi-units, and commercial suites. Four years ago, I left my corporate job to expand our business full-time.
In the coming years, we’re eager to deepen our understanding of our current business model and add larger multifamily properties, bigger commercial spaces, and storage units to our portfolio.
My best advice for anyone starting out is to simply give it a try—you won’t know what you can do unless you try, and you shouldn’t assume you’ll fail. Education is essential! You won’t have all the answers from the beginning, but learning as you go is part of the process. Take your time, and things will work out eventually. Don’t stress over minor issues.
I genuinely enjoy being part of WiscoReia. This group brings together a community of like-minded people who either share your questions or have experienced what you're facing. Everyone is generous with their knowledge and assistance. The monthly topics discussed are always relevant to our industry.
WiscoREIA’s Appleton Meeting Always Meets on the 2nd Wednesday of the Month from 5:30 pm - 8:00 pm!
Hosts: Geoff Possley & Kent Zaretzke

Geoff is a part time buy and hold investor with investments in the Fox Valley and Sheboygan area. He is a full-time aircraft certification engineer for Gulfstream Aerospace in Appleton where he lives with his wife Laura and four children Carter, Madeline, Rowen and Brielle.
Geoff got started in real estate in 2005, with very little REI knowledge, when he purchased a single-family home with the plan to do a live-in flip over the next few years. After the bubble burst in 2008 his focus shifted from turning a profit to simply breaking even. This led Geoff to step away from real estate for a number of years until he discovered WiscoREIA in 2018 where he finally was able to acquire the knowledge and network that was necessary to be successful in real estate investing. His goal is to use REI as a means to retire early from engineering.
Geoff currently invests in single-family and small multi-family properties that he operates as traditional rentals as well as short term furnished rentals. In his free time Geoff enjoys camping with his family, playing golf, snowboarding, hunting, and good beer.

With over 15 years of experience as a business owner, Kent Zaretzke has built a strong reputation for leadership, craftsmanship, and growth in the Fox Valley area. He has been a dedicated sponsor of Wisco REIA for the past 10 years, actively supporting and contributing to the local real estate investing community.
As a seasoned real estate investor, Kent owns multiple investment properties and is deeply involved in the renovation process, bringing a hands-on approach to improving and adding value to each project. His passion lies in building businesses, creating opportunities, and helping others achieve financial freedom through real estate.
