WiscoREIA’s Hudson Meeting Always Meets on the 4th Tuesday of the month from

    5:30 pm - 8:30 pm!

Hosts: Alyssa Burton & Lisa Mielke

Alyssa is an investor and agent operating in Wisconsin, Minnesota and Indiana. Founder of Inspired Investments, Inspired Realty, and Inspired Property Management LLC her businesses support her momentum in growing her real estate portfolio. Alyssa's favorite thing about real estate is that there are so many strategies and types of investments to get into. Since 2020, she has built a diverse portfolio of 70 units (give or take revolving flip projects) across various states—including single-family homes, multifamily, small apartments, Airbnb rentals and on the nonresidential front—self-storage and land.

She is dedicated to the belief that Real Estate can be used as a powerful tool to create positive change, and her greatest satisfaction is using what she has built to help do the most amount of good. Alyssa is always looking to grow and learn more and enjoys bringing like-minded individuals together.

On a personal note, Alyssa is a special needs mother and her children play a major role in what motivates and drives her, along with her faith and dedication to living out her calling and purpose. When she is not engaging in real estate-related activities you can find her chasing around her kids, volunteering, operating and collaborating with nonprofits, and advocating for the Down Syndrome community.

Lisa is a real estate agent and investment specialist serving Wisconsin and Minnesota. In 2022, she and her husband Johnathan purchased their first rental property with zero real estate experience. In less than three years, Lisa transformed from corporate engineer with a master's degree to full-time real estate investor and agent in 2025.

As an investor, she's built a portfolio of 10 rental units, and actively looking to scale, specializing in creative financing strategies that require less capital down while maintaining positive monthly cash flow- think BRRR method and seller financing. She also completes strategic flips in her local market when the numbers make sense.

As an agent, Lisa brings a fresh perspective to client service. She helps residential clients navigate the buying and selling process with clarity and confidence, often presenting sellers with creative options they never knew existed. She also partners with investors and commercial clients to identify and acquire profitable properties—leveraging the same growth-focused strategies she uses in her own portfolio.

When she's not sourcing deals, Lisa is a devoted mother who loves traveling the world, exploring new restaurants, and connecting over great coffee.

Private Money for Real Estate Investors: How to Get Your Deals Funded Faster

Struggling to get your deals funded through traditional banks? You’re not alone—and that’s where private money can change the game.

Join Private Money Broker LeAnn Lyon for an investor-focused session that breaks down how real estate investors are successfully using private and hard money to fund fix-and-flips, rental properties, and other deals—especially when conventional financing falls short.

In this session, you’ll learn how private money really works, how it compares to bank and hard money loans, and—most importantly—what lenders are actually looking for when deciding to fund your deal. LeAnn will also walk you through the key documents and preparation needed to move from application to “funded” quickly and smoothly.

Drawing from her real-world experience as a connector and facilitator, LeAnn will share practical insights to help you approach private money with clarity, confidence, and a strategy that works.

Whether you’re new to investing or actively doing deals, this session will give you the tools to secure funding faster and keep your deals moving forward.

    Speaker: LeAnn Lyon

LeAnn Lyon is a Private Money Broker and owner of Lyon Capital LLC, who serves as a connector and facilitator between real estate investors and private or hard money capital. She helps investors understand what lenders look for, how deals are evaluated, and how to package their projects so they can get to the closing table faster and with more confidence.

As Chief Joy Officer at Joy-Minder, LLC and host of the “Beyond the Business Plan” podcast, LeAnn also supports burned-out professionals who feel called to entrepreneurship, making funding strategies clear, practical, and less intimidating.

A lifelong Minnesota resident and UW-River Falls graduate, she’s married to the grandson of a 1930s Packers player—so she’s “Wisconsin enough” for today!

How I'd Make $1 Million in 2 Years

if I Had to Start Over

What if you woke up tomorrow and everything was gone, your money, your deals, your entire financial foundation?

No cash. No properties. No deals in progress.

Just your knowledge, a phone, a car, and six months of runway to cover basic expenses.

Could you rebuild to $1 million in two years?

We challenged five experienced, battle-tested investors in our community with this exact scenario, and every one of them said, “Absolutely.”

For one powerful night, these proven investors will pull back the curtain and share the real-world strategies they’d use to rebuild from zero in today’s unpredictable market, including:

    • The first strategic moves they’d make

    • The surprisingly simple actions that create the fastest momentum

    • How they’d generate income with or without capital

    • The traps, dead ends, and timewasters they’d avoid at all costs

This is not theory. It’s a behind-the-scenes look at how real investors think, act, and execute when everything is on the line.

If you want to know how a true investor would rebuild from nothing, this is the meeting you don’t want to miss.
